Unsurprisingly, that’s the number one question our office receives, and there is not a one size fits all answer. We list some homes and have a sales contract pending within the first week. Others have been listed for a year before suddenly becoming a hot property. So, we are always working to ensure our clients are best positioned for the moment when their property is in demand.
Some sales factors are within our control, such as pricing adjustments, curb appeal, and minor improvements. Other factors, such as a subdivision with multiple recent foreclosures or a problem neighbor, are more difficult to overcome. But with the correct marketing approach, the right buyer is eventually drawn to the right house, and a deal is consummated.
One recommendation I have is to always be prepared for a home showing. I know this is difficult, but prospective buyers often give little notice and expect homes to be ready at their convenience. If at all possible, never decline a showing request. It may be “the buyer” we’ve been waiting on.
This process may require a little patience, but we’ll get there.
